At Terra Firma Investments, we're actively seeking single-family homes and small multifamily properties that align with our creative financing strategy. These properties focus on mostly turn-key properties that require minimal rehab and have the potential to be transformed into co-living spaces or mid-term rentals.

Cash Deals for Flips and New Builds

Our Criteria

Property Types: We’re focused on single-family homes in hot areas within Texas, particularly in Houston, Dallas, and San Antonio.

ARV Requirement: Properties should have an After Repair Value (ARV) of over $1 million.

All-In Cost: For flips, the all-in cost—including the purchase price, closing costs, and construction budget—must be as close to or less than 70% of the ARV. The same cost criteria apply to new builds.

Exit Strategies

Flips:
Size: We’re looking for properties that are 3,000 square feet or larger.
Features: Extra amenities, such as pools, ADUs, or large garages, are a significant plus.

New Builds:
Lot Size: The land or property should be large enough to accommodate 4,000 square foot homes. We’re open to properties that require teardown and rebuilds, as well as open or vacant land.

Geographic Focus

While we’re open to any neighborhood that meets our criteria, we have a particular interest in key neighborhoods across Houston, Dallas, and San Antonio. These include prestigious and emerging areas such as River Oaks and Tanglewood in Houston, Arapaho East and Walnut Terrace in Dallas, and Alamo Heights and Southtown in San Antonio, among others.

Creative Financing Deals

Our Criteria

Property Types: We’re interested in single-family homes and small multifamily properties.

Condition: Properties should be mostly turn-key with minimal rehab needed. We require that any necessary rehab work does not exceed $10,000 and falls within 10% of the purchase price.

Entry Fee: The total entry fee or all-in costs to acquire the property should be close to 10% of the purchase price.

Exit Strategies

Co-Living Spaces: Ideal properties for co-living must be within walking distance to public transportation, located near a major industry base or employer, not within an HOA, close to a metro area, and have or can accommodate plenty of parking.

Mid-Term Rentals: We look for properties in desirable locations, such as those near major hospitals, universities, or large employers, or in areas with a significant population that could support insurance claim placements. These properties should have at least 2 bedrooms and 2 bathrooms.

Geographic Focus

We are open to acquiring creative financing properties in any metro area across the United States, as long as they are situated in a region with a good-sized population and are near a major industry.
